PRE-QUALIFIED |

  • Great place to start with understanding & knowing your budget.

  • Simply an estimation of the loan you could receive.

  • Based on informal evaluation of income & other information.

PRE-APPROVED |

  • Official document from a lender stating your approved budget.

  • Based on financial information (W-2, bank statements, credit score, debt, etc.)

  • More reliable source of budget & can be a strong negotiation tool.

HIRE A PRO |

  • Interview Agents in your area to find the one that will fit your needs, wants, & will work for you.

NEEDS vs. WANTS |

  • Make a list of things you must have in your new home vs. a list of things you’d like to have, but could live without.

  • This can help your Agent narrow down the search to properties that fit your list and fit your budget.

START THE SEARCH |

  • View online listings with your Agent.

  • Check out open houses in your area.

  • Go through showings with your Agent and ask questions! Remember, your Agent is working for you, so don’t be afraid to ask for more info.

WRITE AN OFFER |

  • You’ve found the home you want and now it’s time for the offer!

  • Have your Agent discuss with you the current market, realistic price points, & backup plans if your offer is rejected or countered.

  • Keep in mind that even though you submit an offer nothing is set and the Seller can counter, reject, or completely ignore the offer if they’d like.

NEGOTIATIONS |

  • Offer was submitted and now the negotiations have started.

  • This is where your Agent should be a huge ally and fight for you.

  • There are no set rules when it comes to negotiations, so talk with your Agent about different ways to get the “best deal”.

  • Negotiate things such as timelines, cost, closing costs, fixes/updates, etc. Again, everything is negotiable.

HOME INSPECTION/APPRAISAL |

  • Once your offers accepted you will want a home inspection and appraisal to be sure you’re getting your monies worth.

  • My Golden Rule is to not skip the inspection or appraisal. You don’t want to get your Dream Home to find out there are issues you couldn’t see at first or that you paid quite a bit more than the property was worth..

FINAL WALK-THROUGH |

  • Before it’s all said and done you should do one last walk-through to be sure the home is cleaned, repairs were completed, and it’s ready for you to move in.

CLOSING DAY |

  • It’s the light at the end of the tunnel and it’s Closing Day.

  • Sign all final paperwork and pay closing costs.

  • Start moving into your new property and start making memories.
